Commercial construction estimating

Commercial cost estimates, built trade by trade from your plans.

Move beyond a generic calculator. Korus accepts a floor plan or a full commercial plan set and separates documented details from assumptions before preliminary pricing.

Commercial scope

See the scope by trade, not a single unexplained total

Every commercial project type leans on different trades. Korus organizes preliminary scope and pricing so the result is easy to review.

Calculator vs plan-aware

Why a generic calculator is not a commercial estimate

A calculator multiplies area by an average rate. A plan-aware estimate shows its reasoning, line by line.

How it works

Three steps from drawings to a reviewable estimate

  1. Upload what you have

A floor plan or a full commercial plan set, as PDFs or images. Related files count as one package.

  2. Review scope by trade

Korus organizes a preliminary scope and price range by trade, tagged by how well your drawings support each line.

  3. Compare finish concepts

Finish assumptions or documented schedules shape each concept and its preliminary price.

Questions

Commercial construction cost estimator questions

What the estimator does, what it costs, and where its limits are.

01

How does a commercial construction cost estimator work?

You upload the plans you have, either a floor plan or a full commercial plan set. Korus reads them, organizes a preliminary scope by trade, and prices that scope as a range. Each line is labelled as documented, assumed, an allowance, excluded, or missing, so you can see what the number rests on.

02

Can I estimate a commercial project from a floor plan alone?

Yes. With a floor plan, Korus reads rooms, areas and layout and fills the gaps with stated assumptions instead of false precision. You also get three layout and finish concepts to compare. A full plan set lets schedules and details drive the scope instead.

03

What commercial plan files can I upload?

PDFs and plan images. Related files uploaded together, such as several sheets of the same project, count as one plan package.

04

Is the commercial cost estimate final?

No. Results are preliminary and meant for budgeting, scoping and early conversations. They are shown as ranges and should be reviewed by a person before you rely on them for bidding or contracts.

05

Is it free to try?

Yes. Verify your email with a six-digit code and you can submit three plan packages free, without needing a full Korus account.

06

How is this different from a commercial cost calculator?

A calculator multiplies an area by a generic rate and returns one number. Korus works from your actual drawings, breaks the result into trades, and shows which parts are documented and which are assumed.
